Broadway Village in Anaheim, California has added affordable multi-family housing to the downtown redevelopment for Anaheim, California.  Four 3-story residential townhome style buildings are situated on top of a 38,000 s.f. post tensioned podium deck with one level of subterranean parking.  Along Broadway Street is a separate slab-on-grade building consisting of townhomes and a community room.  The wood framed townhomes utilize open web floor trusses which added to the overall points for building Green.  PBA provided full service structural design for this project including the podium deck, wood framed units and structural observation.

The Grove Senior Apartments

A tax credit project with a compressed schedule, Garden Grove Senior Apartments has 85 total units in one four-story building. The building also includes leasing offices, recreation room, mail rooms, a trash enclosure, and eight garages. Structural challenges included a 5’ long cantilever at the garage and an open floor plan at the recreation room, both supporting three levels of living space above.  There was also a five-story stair tower, which provided access to the roof.  The building is supported by a post-tensioned mat slab foundation, wood framed shear walls, steel moment frames at the garages, 2x floor joists, and a trussed roof.  PBA provided full service structural engineering services including design of the post-tensioned mat foundation, design of the building structure, structural observation, and field support during construction.

Lincoln Family Apartments – Anaheim

A city redevelopment apartment project in Anaheim. Over 4 acre site with 146 units, 12 – three story non-stacking buildings and an 8,000sf recreation building. Some buildings constructed on slab-on-grade foundations while other buildings are situated on a 51,000sf podium deck over a two level below grade 244 car parking garage. Combining the use of light steel frames and pre-manufactured shear walls, a two story tower sets atop a two story unit creating a four story tall focal point at the front of the project with illuminated glass on all four sides.
